Overview of G&G Developments in Melawati (K5 enclave)
In May 2010 (yes, 2010), in a posting entitled "Never seen Melawati Heights before ?", I highlighted all the known G&G developments, in what is now known as Taman Melawati Indah (sometimes also referred to as the K5 enclave, after Jalan K5).
Today, the number of Gated and Guarded (G&G) developments in this area has grown steadily in number, and I think we can expect a few more project launches before the year is over. Have a look at the updated map below. I've used MPAJs map from their 2020 vision document and overlaid it with all the known/unknown projects.

Photo-walk-thru-review of Sunway Rydgeway's Semi Dee
UPDATE - Includes Floor Plan of this Semi-Dee. Design is named Serra.
A couple of weeks ago, one of our blog readers contacted me to ask if he could help in any way. He also informed me that he owns 2 units in the recently VP-ed Sunway Rydgeway - a bungalow and a semi-dee. To cut a long story short, after a couple of emails, he kindly agreed to allow me to review his units (and Rydgeway as a whole) as the subject of my next post.
I had not covered Rydgeway much in my previous postings and this almost blank cheque offer was the perfect opportunity. I decided to write this review as a photo review of the semi-dee (the bungalow will be featured in another upcoming post) as it would be more impactful rather than hearing me rattle on - A picture paints a .... However, if you prefer another independent written review, you can check this out at propwall.
Let's begin. It's chronological, so you will have to read the captions accompanying the photos and imagine you're driving / walking thru Rydgeway on a beautiful sunny morning with me :-)

Part 3 - 16 Quartz
Today was the special developer preview of 16 Quartz to selected prospects. If you live around here, you would have seen the 16 Quartz sign boards (more professional looking this time around) by the road side.

Yet to be launched but show house is ready ...
UPDATE - A blog reader has informed me that there are 46 units of these Nadayu Superlinks.
Today I would like to write about a yet to be launched project. However, the show house has been ready at least 4 to 5 months ago.
The project I am referring to is Mutiara Goodyear's Nadayu Superlink. You can see it while sitting in the Jacuzzi of the 20Trees Clubhouse facing the orange soil across the road. It's the 3-storey building with the grey cement wall at the far end - beside Sunway Rydgeway.

Part 2 - 16 Quartz
More information on 16 Quartz by Mitraland Properties. I believe target special preview is this weekend on May 19. So if you are interested, call them up. BTW, their website all in flash (I think), so never seems to load on Apple's iPad or iPhone.

New Project
One more new development ....
UPDATE - Just got confirmation that this is 16 Quartz and not another new project.
At the risk of sounding like a broken record, there apparently is another new project in Taman Melawati Indah this morning.
A new signboard was put up overnight highlighting a new G&G development consisting of 24*85, 3 storey courtyard villas with lifts.

Revisit on Parcel 7 - Plot of land beside 20Trees West
We discussed a little about Parcel 7 here. Since Parcel 7 is not Jia and SDB is housing their construction workers on this piece of land, then the logical conclusion is that this piece of land belongs to SDB. Once again, speculation alert.

New Project - 16 Quartz
Remember the banner (shown below) hanging all around Jalan K and Jalan K5 ? Well, it's a stunning new project called 16 Quartz.
Stunning as in, it has a 40' waterfall at the entrance with water features through out this 8.63 acres leasehold development. It's also located after Sunway Rydgeway but I'm not sure of the exact location.
Based on my limited view of the renderings, I must say it looks very impressive. I think the other new launches coming up soon will have to significantly improve their offering (hopefully not their prices) based on this project alone.

Part 1 - Improvements Needed in 20Trees
SDB handed over the keys to the 20Trees Apartments owners sometime in late November 2010. That was about 17 months ago. A lot of good work has been done between then and now, BUT a lot more needs to be done and this is what this post is about.

Asking price for 20Trees Apartments today ....
I was just checking out prices for the 20Trees Apartments (non Garden units) and it looks like most of the asking prices are between RM850K to about RM950K depending on the unit and the view.
What caught my eye however, were these 2 garden units going for RM790K and RM800K respectively. If you're looking at purchasing one, you might want to check these out as I am sure the prices are negotiable. These are recent advertisements (less than 8 days old) so hopefully it's still available. For reference, I've included the floor plans below.
The benefit of the garden unit is that you get a garden (!) which you can landscape just like a landed property and you can hang your laundry in your back garden. You'll have to view a unit personally to really see if you can live with some of the features that come in a garden unit.
As usual, I do not benefit financially in any way by highlighting these 2 units.

The chase comes to an end ....
Some say that the chase is better than the catch.
Well, after the wild goose chase for Jia @ Melawati's location in the last couple of postings, I received an email from my long time reader yesterday, saying he's spoken to SDB to get the location of Jia @ Melawati and an indicative pricing as well. Now, why didn't I think of that ? :-)
It's not plot 14 and it's not plot 7 So, ready for it ? Drum roll please .....
